What escrow holds
Escrow is an arrangement about custody and timing, and it is routinely read as a guarantee it never was.

The structure in plain terms
An escrow arrangement means something is held by a third party rather than passing directly between two others, and released when some condition is met. That is the whole of it structurally.
Everything else people believe about escrow is about who the third party is, what the conditions are, and what happens when the two sides disagree. None of those are properties of escrow. They are properties of a particular arrangement, and they vary.
What it changes
- Who holds something during the period between agreement and completion.
- When custody moves, and on what trigger.
- Who has to act for the arrangement to complete, which is usually the person waiting.
What it does not change
- Whether the third party is trustworthy. Escrow relocates the question, it does not answer it.
- What happens if the third party stops operating. That is outside the arrangement entirely.
- Whether the condition for release is one you would agree with. Conditions are set by whoever set them.
- Anything about the counterparty. Escrow is a custody structure, not an assessment of anybody.
The specific misreading
The common belief is that escrow means somebody is looking after your interests. It means something is being held. Those are very different, and the gap between them is where disappointment lives.
Being held by a third party is genuinely useful. It removes the simplest failure, which is one side taking something and doing nothing. That is a real improvement over the alternative and it is a narrow one.
Why the board has no figures again
The tiles here measure this section and this page. There is no data available about any escrow arrangement anywhere, and this site has never seen one operate.
It would be easy to write about release conditions and typical periods and what usually happens in a dispute. All of it would be invented, and it would be the most damaging kind of invention on the board, because it would be advice about money that a reader might act on.
The question worth asking instead
Rather than asking whether escrow protects you, ask what has to happen for the arrangement to complete, and who has to do it. Those two questions have concrete answers in any specific case, and the answers tell you where you are exposed.
The panel on finalising is the practical version of this, because finalising is usually the action that ends an escrow period, and it is usually taken by the person with the least reason to hurry.
Who has to act for the arrangement to end
Every escrow arrangement ends somehow, and the useful question is who has to do something for that to happen. There are only a few possible answers and they have very different consequences.
If it ends when you act, the arrangement holds until you decide, which means the pressure is on you and delay costs you nothing directly. If it ends when the other side acts, you are waiting on somebody with their own reasons. If it ends when a period elapses, nobody has to do anything and it will end whether or not anyone is paying attention.
That last case catches people, because it is the only one where the arrangement can complete while you are not looking. It is worth knowing which case you are in before it matters, and it is a question with a concrete answer in any specific situation, unlike most of what people ask about escrow.
Questions that come up on this panel
Is escrow safer than not using it?
It removes one specific failure. Whether that makes a given situation safe depends on things escrow has no opinion about.
Who decides when it releases?
Whoever set the arrangement up. That is a property of the specific case and not something this board can tell you.
Reading this panel wrong
3 ways it happens- Reading escrow as protection. It is custody and timing. Protection would require somebody assessing the situation, which is a different thing entirely.
- Assuming the conditions are standard. They are set by whoever set them and vary. There is no default this board could describe.
- Expecting figures on this panel.None exist. Every tile here measures the board itself and says so.
What this panel is not: a description of any specific arrangement. It describes what the word means structurally and stops there.
